A rail station situated on SEPTA’s most frequented route, the Thorndale Line (formerly R5), located in a densely populated, inner-suburban municipality, was underutilized. There was a need to implement new zoning and subdivision rules to encourage transit-oriented development. This would further enhance the growth and walkability of this active community.
mcfa conducted studies aimed at integrating the rail station into a proposed mixed-use development comprised of 300 residential units and 40,000 square feet of retail space. The plan was to transform parking facilities into transitaccessible community spaces that prioritized walkability, and to establish a downtown improvement district. The latter would boost emerging businesses and enhance the existing commercial corridor.
mcfa’s work involved market studies, conceptual development, environmental due diligence, engineering support, construction phase services, program management as well as providing negotiation support. mcfa worked in conjunction with the developer, SEPTA, and the Pennsylvania Department of Transportation to achieve these goals.
